HUD Homes For Sale: At Casteel Real Estate our brokers are approved HUD brokers.
Almost all bidders for HUD listed homes for sale must use a HUD broker or an
agent registered with a HUD broker to bid on a HUD home for sale. Market demand
for these affordable HUD homes for sale continues to increase each and every
year, so if is very important that you have a registered HUD broker before you
start the bidding process.
If you have Internet access, call us and we'll walk you through accessing the
available properties. If you do not have a computer or are unfamiliar with the
Internet, come into our office and we will assist you in person.
HUD Homes for sale are posted on Friday and bids must be entered by the 2nd
Sunday at
11:59pm.
In order to enter a bid for you on a HUD Homes, we must have:
$1,000 ($500 for a HUD home under $50,000) earnest money in the form of a money
order or
cashier's check made out to "HUD".
A completed contract with all addendums
Because of the 9 day window, it is advisable that you schedule an appointment
with us prior to actively looking for your home. This will allow us to explain
the various programs and complete the necessary paper work.
What Is A HUD Home?
| The United States Department of Housing and Urban
Development (HUD) oversees the Federal Housing Administration (FHA), which
provides federal insurance on home mortgages. If a homeowner fails to make
payments on a FHA loan, the mortgagee forecloses and files an insurance
claim with HUD. In exchange for paying off the unpaid loan balance to the
mortgagee, HUD receives title to the property. At this point, the house
becomes a HUD home. |

Who Can Buy A HUD Home for sale?

How do I buy a HUD home?
Start by finding a participating real estate agent. Your real estate agent must
submit your bid for you. Normally, HUD Homes are sold in an "Offer Period." At
the end of the Offer Period, all offers are opened and, basically, the highest
reasonable bid is accepted. If the home isn't sold in the initial Offer Period,
you can submit a bid until the home is sold. Bids can be submitted any day of
the week, including weekends and holidays, (but only after the initial Offer
Period). They will be opened the next business day. If your bid is acceptable to
HUD, your real estate agent will be notified, usually within 48 hours.
If my bid is accepted, then what happens?
Your real estate agent will help you through the paperwork process. You'll be
given a settlement date, normally within 30-60 days, by which you need to
arrange financing and close the sale, or forfeit your earnest money deposit, or
pay for an extension of your sales contract.
